The underwriter is pleased to welcome Jill Anderson Blanco as its new Senior Underwriting Counsel in Florida.

Longmont, CO — (Feb. 23, 2026) — ��Թ�, the title insurer that is uniquely responsive to the needs of independent agents, has hired Jill Anderson Blanco as Senior Underwriting Counsel, Florida.

For 14 years, Anderson Blanco served as Senior Vice President at a national title and settlement services provider. In this role, she handled complex national commercial title work across multiple states, including high-value multifamily transactions.

Prior to this position, she was Director, Senior Attorney Real Estate for a global fast-food company. She oversaw real estate and legal matters for approximately 700 restaurants, negotiated contracts, supervised environmental remediation, managed complex real estate and construction litigation, and negotiated business-critical leases.

As Senior Underwriting Counsel, Anderson Blanco will provide underwriting guidance to ��Թ�’s Florida agent network, develop educational programs, and support agents navigating complex title issues.

“Jill is an exceptionally accomplished, highly skilled commercial title, real estate and legal professional,” said Margaret Cook, EVP, General Counsel. “She has deep experience and achievements in industries ranging from title insurance to global hospitality. She is also a member of the Association of Corporate Counsel and the South Florida Women In-House Counsel Group. Anderson Blanco earned her Juris Doctor from the University of Miami School of Law. Currently, she serves as an adjunct professor at the university and teaches as part of the Title Insurance in the Real Property Development LL.M Program.

Longmont, Colo. – (January 22, 2026) – ��Թ�, the title insurer that is uniquely responsive to the needs of independent agents, announces the promotion of Valerie Grandin to the position of Chief Underwriting Counsel.

Grandin’s promotion builds on the successful legacy of Jeff Stein, who served as Chief Underwriting Counsel from 2020 until his retirement in 2025. She has been a part of ��Թ�’s underwriting team since 2024, when she joined the organization as Vice President, Senior Underwriting Counsel. Since then, Grandin has helped oversee the company’s education, business development, and underwriting operations throughout the Florida market. Grandin brings broad experience, having served as Chief Underwriting Counsel for another mid-cap underwriter for the 10 years preceding her tenure at ��Թ�.

In her new role, Grandin’s focus will shift to supporting ��Թ�’s network of policy-issuing agents across the country. She will also be responsible for leading the company’s entire underwriting team. One of her top priorities will be strengthening the team’s cohesiveness so agents receive the full benefit of ��Թ�’s collective expertise—regardless of location or underwriting needs.

We’re looking back on a career filled with heart, humor and quiet acts of kindness

Throughout his four-plus-decade career, Jeff Stein has occupied many roles. He has been the founding member of his own firm. He has been the past president of the Florida Land Title Association (FLTA). And he has played a defining role in leading ��Թ�’s underwriting operations for the past 15 years, helping us become a respected member of the industry and a truly great place to work. Now, as he prepares for the final chapter of his career, it’s clear that Jeff should be known as one thing above all: A diligent professional who not only cared deeply for those he worked with, but provided them with the guidance and help they needed to succeed. Here, we celebrate the career impact of this very special legal and title insurance professional.

A common beginning for an uncommonly helpful career

Like many in the title industry, the seeds of Jeff’s eventual career were planted long ago. “I had enjoyed real property in law school,” he reflected, before continuing, “My first job after graduating, but before passing the bar, was with a small law firm. One of my initial tasks there was to examine abstracts to determine insurability. When I got out of law school in 1980, and when I left that firm, there were few jobs. I started practicing on my own and soon ended up working as a title attorney with another lawyer who mentored me.”

An unconventional professional

Jeff fully made the leap into the title industry when one of the insurers he worked with advertised for an in-house underwriter and claims attorney. “I was hired and have been in the industry ever since.” He quickly excelled, showing himself to be far from a traditional title professional, thanks to his unique ability to solve tough challenges.

“I can think of one anecdote that was particularly fun,” he said when asked about how he dealt with challenges throughout his career. “We had a situation where we needed a deed from a grocer’s union. I could find no way to communicate with them other than to join the union. As a result, I got a call from their general counsel wondering why a real estate attorney wanted to join the union. I explained my motivation, and he secured the deed we needed while applauding my creativity. I suspect he continues to tell that story — as do I.”

Becoming the industry’s Yoda

While solving tough challenges through unconventional means, Jeff also found ample opportunities to begin practicing the care that today has become his trademark. “One employee of an agent of ours nicknamed me Yoda,” he remarked with wry humor when asked to share a story he is proud of from his tenure. “While it is certainly an honor to be compared to the great Jedi Master, it is more humbling that she credits me with having mentored her and helped her become a knowledgeable leader at her title agency.”

The woman Jeff mentored is now running her agency’s branch operations, and her story is just one of the many instances where Jeff has made a hugely positive impact on both individual professionals and the industry. This is the natural result when you organize your career around core principles like curiosity and service.

“Be curious,” Stein noted regarding what advice he’d give to new industry professionals. “Take the time to get to know the folks you are working with, whether they are agents or co-workers. Use that curiosity to listen and work to help them with what they actually need, not what we assume they need. Have fun and enjoy those around you. Be mindful of the impact you can and do have on others. It is a big deal.”

Gaining ample and impactful insights

Given how central curiosity has been to his underwriting career, Jeff has naturally gleaned many insights about how the profession has changed over time. “We began as stewards of the public records. Our mission was to keep the titles as ‘correct’ as possible,” he said. “We were less concerned over assessing risk and more concerned with making things perfect. That has changed since I started 45 years ago. While we are still mindful of the record, the shift is more to assessing risk, deciding what we can accept to move the transactions forward both to mutually beneficial success.”

But that isn’t the only takeaway from his time in title and underwriting. Having managed teams throughout his career, Jeff is also well-versed in what success looks like for leaders within the industry. “First, make sure to provide everyone with a great environment to work in. What is great differs for everyone, but as a leader in a company, that is a core responsibility,” he noted. “Second, hire folks that are smarter than you and allow them to excel even if that means they move past you. The real success of a mentor or teacher is having the student surpass the teacher. Third, be helpful to those you work with. In other words, truly be a servant leader. Remember that the success of those that report to you is truly your success. Fourth, enjoy what you do, enjoy the humanity of those around you. The relationships are what makes leadership fun.”

Final thoughts from an enviable career

Those final notes are what Jeff sees as the perfect summation of his career. As with many other dedicated title professionals, for Jeff, the work has always been about people. People are what guided him in the early stages of his career. People are at the heart of his proudest moments. And people are what drove his underwriting and leadership philosophies throughout the decades. Lastly, it is people who will remain with him as he prepares to embark upon a new chapter. “Through it all, I have had a lot of fun, and in the end, I’ll value the friendships and connections I made the most.”

A 20-year veteran of the industry, Dunn has significant experience in underwriting transactions, commercial closings, title insurance and litigation. She began her career working for multiple national underwriters, where she implemented a statewide education and licensing system for title examiners and escrow officers. In addition, Dunn taught classes to title agents, to help them build stronger relationships with real estate brokers. She also handled commercial underwriting for the Mid-Atlantic states, updated endorsements, developed internal guidelines, and collaborated with sales teams to drive business growth. More recently, Dunn has been working in private practice, specializing in real estate transactions.

At ��Թ�, Dunn will have the opportunity to apply her passion for real estate and prodigious industry knowledge on an everyday basis. She looks forward to helping the underwriter’s network of agents throughout Colorado, Utah, Nevada and Arizona—helping them solve complex title issues, exceed customers’ expectations, and achieve both short- and long-term goals.

Longmont, CO — (Sept. 25, 2025) — ��Թ�, the title insurer that is uniquely responsive to the needs of independent agents, proudly announces that Cynthia Smith has joined its growing Florida Team as North Florida Agency Manager.

Smith is a seasoned, 25-year veteran of the title industry. She brings extensive industry experience to the table as an account manager. At her previous positions, she was charged with managing existing agents, as well as signing new agents. She also spearheaded agent education initiatives and worked closely with the Realtor community.

At ��Թ�, she will have ample opportunities to apply this experience in her day-to-day work. One of her top priorities as North Florida Agency Manager will be to build close, collaborative and mutually beneficial relationships with ��Թ�’s vast agent network throughout the state. She will also work to forge new connections with unaffiliated agents and showcase how ��Թ� is uniquely capable of helping them scale their businesses.

Garber is a knowledgeable, accomplished title professional. She brings over 35 years of extensive industry experience, having worked as an independent contractor, in a legal office, and for a national underwriter. During her career, she has developed vast expertise in title searches, preparing reports, identifying potential issues, and ensuring compliance with legal requirements. In addition, she is well-versed in analyzing and interpreting legal documents, as well as working closely and collaboratively with attorneys, lenders, and real estate agents to resolve title issues swiftly, ensuring smooth closings for clients.

At ��Թ�, Garber will provide expert title examination services to support the company’s network of independent agents across Tennessee. Her work will include conducting searches, performing examinations, and assisting with the clearing of title issues. Longmont, CO — (April 10, 2025) — ��Թ�, the title insurer that is uniquely responsive to the needs of independent agents, is pleased to welcome Kelly Kinsey as Title Officer for Texas.

Kinsey comes to ��Թ� with nearly 30 years of experience in the industry. She got her start in 1996 by working at a prominent title and escrow services provider. She then accepted positions at two national underwriters, serving as a country coordinator and developer respectively. Most recently, Kinsey held the role of Director of Operations for an agency that provides title and closing services in Texas.

Throughout her career, Kinsey has developed varied skill sets and extensive expertise in all elements of title production. This includes end-to-end title production and management, commitment and generation, abstracting and examining, quality control and more. In addition, she has gained experience in leadership and management, process development and administration and support. She has managed teams, implemented software solutions and overseen critical operational functions like payroll, customer service and vendor management.

As Title Officer at ��Թ�, Kinsey will play an important role in streamlining and enhancing title processes for ��Թ� agents across Texas. She will focus specifically on creating efficient workflows, ensuring accuracy and compliance and working across departments and teams to maximize efficiency. Lori brings a long history of success in the legal, title insurance, and real estate industries. After graduating law school, she began her career in general practice but quickly transitioned to representing real estate clients. She worked for several Florida Panhandle law firms, including her own, building specialized expertise in the real estate development process, including acquisitions, complex finance transactions, business formation and construction.

In 2009, she started her own title insurance agency, providing clients with comprehensive closing services in sales, refinances, reverse mortgages, short sales, and more. Immediately prior to joining the ��Թ� team, Ward served as general counsel for a real estate developer while continuing to operate her independent title agency. Throughout her career, Ward has applied her industry knowledge, expertise and collaborative approach to drive business growth and success. She excels at building trusting, dynamic relationships with clients, and is passionate about advocating for their interests while ensuring title accuracy.

What she is most looking forward to, however, is helping independent title agents solve their title challenges and close more effectively on behalf of their customers.

“It has always been a career goal of mine to transition from private practice to an in-house position with a title underwriter when the time was right,” said Ward, commenting on her hiring. “Now that my professional trajectory has reached that point, I couldn’t be more thrilled to join the ��Թ� team. Everyone greeted me with open arms at ��Թ�, even before I was officially hired, demonstrating this underwriter’s warm, people-centered corporate culture. Accepting the job was one of the easiest professional decisions I have ever made—I’m so excited to forge new relationships with our agents!”

Ward is a Florida Bar Board Certified Specialist in Real Estate. She is also an active member of the Florida Bar Real Property, Probate and Trust Law Section, and the Florida Land Title Association. In addition, she is an appointed member of the Florida Realtor-Attorney Joint Committee, a special appointment by the Florida Bar Board of Governors. The committee plays an important role in Florida’s real estate and legal communities, helping support Realtor-attorney relations, offering education and maintaining widely used real estate contract forms.

She obtained her Bachelor of Science in Finance and Juris Doctor from Florida State University and continues to reside in the beautiful Florida Panhandle.

Blum will focus on empowering the underwriter’s regional agents to grow their businesses.

��Թ�, the title insurer that is uniquely responsive to the needs of independent agents, is excited to announce that it has hired Christina Blum as Underwriting Counsel Southwest Region.

For over 11 years, Blum has been a fixture in the title industry. Her career began in 2013 when she worked in the claims center of a national underwriter. Starting in 2018, she served as underwriting counsel for two national underwriters and worked as a real estate and banking attorney for a large, regional law firm in San Antonio.

In her new role as Underwriting Counsel Southwest Region, Blum will focus on supporting ��Թ�’s policy-issuing agents with their underwriting needs. This will include extensive research, risk analysis, and issuing insurance decisions, as well as creating and disseminating educational and underwriting materials.

“��Թ� is well-known in the industry for the unique support it offers independent agents,” Blum said. “Having the chance to join an organization like this during a period of rapid growth is an exciting opportunity. I look forward to navigating the evolving and challenging real estate landscape with the rest of ��Թ�’s expert team.”

In addition to her professional roles and responsibilities, Blum is highly active in the title community. She is a member of the Louisiana Land Title Association and the Texas Land Title Association. On the latter, she sits on the institute committee, the legislative committee and acts as a local legislative liaison. In addition, she is part of the Oklahoma Land Title Association, the American Land Title Association and holds membership in the Commercial Real Estate Women, San Antonio Chapter.

Blum received her Bachelor of Science in Business Administration from Elmhurst University and her Juris Doctor from Louisiana State University. She lives in the San Antonio metropolitan area with her family.
